Renowned Renovation 2022 Contractor of the Year

Renowned Renovation awarded the coveted National Remodeling Industry Association's Contractor of the Year Award for Residential Interior Remodeling with a budget of $500,000 or more. The project was in the luxury condo high-rise in The Travis at Katy Trail in Dallas

Before Remodeling


The entry-level to the condo initially had been a foyer, bedroom, and bathroom with stairs leading down to the main living, kitchen, and master bedroom. The owner's goal was to create a multi-functioning loft area. They wanted a tv area with a full bath for any overnight guests, a small office space, and an entertainment center with lots of storage

The Loft


Renowned Renovation removed the walls and built a balustrade, creating a stunning view of Downtown Dallas from the loft and when descending the stairs. We designed and a custom entertainment center with a shiplap wall flanked by two floor-to-ceiling cabinets with ample storage.

The Kitchen


The previous galley kitchen was small and cramped, and dated. The wall separating the living and the kitchen and the existing laundry wall was removed to create a larger kitchen area. This allowed for a peninsula and opened the space to living and dining areas. A wolf range with a custom metal hood is the centerpiece of this kitchen, surrounded by all classic white cabinets. The space plan gives way to a perfect triangle with sink and paneled sub-zero refrigerator/freezer and wine column on opposite walls.

 
Features behind the custom cabinets included a paneled wolf warming drawer, cove dishwasher, cutlery & tray dividers, two safety Susans, and a blind corner pantry. All upper wall cabinets have integrated task lighting and hidden recessed plug strips to avoid disrupting the mother of pearl mosaic tile backsplash. The white marble countertop finishes the classic style, and beautiful white oak flooring brings warmth to the space.

New Power Room



The owner needed a powder bath for guests, as the existing space only had one full bath on each floor. Once the laundry room was relocated to the master closet, the existing area became the prime location for a powder bath. Coring into the slab was not an option; therefore, a wall-hung toilet was used to tie into the existing drain lines nearby. Allowing the geometric marble mosaic floor to be seen throughout.


Behind the wall-hung toilet, the artwork is illuminated by directional lighting. The inset vanity has one false front and one operable drawer that scopes around the plumbing. The vanity mirror is framed with mitered quartz and two opulent sconces mounted on each side. Metallic grass cloth wall coverings finish all the walls in this small, efficient, and elegant space.

Gradual ellipse stairs


The owner wanted a grand staircase leading to the balcony with French doors and the living room. The original stairs were narrow and straight. The stir frame was steel as required in a high-rise, so we welded the additional width and curvature onto the existing structure. This resulted in a gradual ellipse with a slight curve at the bottom to help compensate for the angled exterior wall of the building.

Raise ceilings to maximize height


To maximize the height of the ceiling and not crown the new 8' trustile doors, a high-velocity HVAC system was installed, and all the fire suppression was replaced with concealed heads. In the entry, the loft entertainment cabinetry hid the unit while the toe area of the cabinetry was custom-built as a return.

Replace single exterior doors


The conversion of single to double doors enhanced the stroll down the eclipsed staircase, opening the spectacular view. Repeated again by replacing windows in the living area for symmetry. Demo, framing, waterproofing EFIS, and installing multipoint Anderson doors rated for the design pressure on the 14th floor of a high rise is not something we see every day in the residential remodeling arena. We enlisted the help of a building envelope engineer to help with the installation details, which included a welded stainless steel pan, sill flashing and performing an inspection before installing the EFIS exterior.

Updated luxury bathrooms


The Walls and floors are finished with marble, and the guest bathroom features a framed inset vanity and a custom storage cabinet with a hidden closet and a hanging rod. The under-mount tub has a built-in custom surround with a marble deck and matching cabinet apron front. Shower walls are finished with classic marble tiles, and flooring is a traditional marble mosaic basket weaving.
