It might seem like an intimidating task to undertake any home improvement project- much less a home addition in an area designated as a conservation district. Luckily, the Renowned Renovation team is here to guide you through every step of planning your renovation process.
The homeowners wanted to remodel their home and add a second-floor addition. The biggest challenge was complying with requirements for remodeling homes located in the Kessler Conservation District. The first step was to survey the land and then create a floor the plan that included all the features the owners wanted and then get them approved by the Conservation District
Site Plan and Notes
Dallas Conservation Districts were created to maintain specific neighborhoods' distinctive character and culture. Al the regulations are focused on design and allow each community to make changes based on that neighborhood's plan. Conservation Districts groups must petition for a change of status of regulated items.
Getting a final permit review in conservation districts for remodeling and home additions is limited to the building exteriors and any part of the structure seen from the street.
North Front Elevation
Interior updates are not subject to review and approval. However, all remodeling and construction must comply with current building codes, including safety, structural, framing, electrical, plumbing, and site requirements.
Renowned Renovation designed the new addition and managed the construction project from start to finish. Working with a local architect the team created a Demo Plan, Site Plan and Notes, First Floor Plan and Schedule, North South Building Sections, East Elevation, North Front Elevation, Roof Plan, Second Floor Plan with Addition over Existing, Southern Rear Elevation and a West Elevation that was approved on time.
