Do you handle the HOA approval process?
Yes, and we treat it as part of the job, not an afterthought. We review your building’s renovation rules, complete the application package, supply licensing and certificates of insurance naming the association, submit drawings for review, and communicate directly with property management throughout. Most delays in condo renovations happen at this stage, which is exactly why we manage it ourselves.
What can and can't be changed in a condo?
Everything inside your walls is typically yours; the structure, exterior, plumbing stacks, and common elements usually aren’t. That means load-bearing concrete, main risers, window assemblies, and balcony surfaces are generally off-limits or require association approval. Non-structural walls, kitchens, bathrooms, flooring, and finishes are almost always fair game. We review your specific declarations and bylaws early so your design is built around what your building actually allows.
Do I need to move out during the renovation?
Even if it isn’t the entire unit and you are just doing the kitchen or the bathroom, we will need you to move out. Its just too difficult to get achieve the quality of work with someone residing in the unit.
Will the work disturb my neighbours?
We plan to minimise it. We work strictly within your building’s approved hours, schedule the loudest demolition early in the project, use dust containment and negative air where required, protect corridors and elevators, and keep the jobsite clean daily. Good relationships with building staff and neighbours make a project go faster, so we protect them deliberately.

We’re experienced in working with designers, architects, and other professionals to ensure seamless coordination and outstanding results—including the drawings your association will want to see. If you don’t have a designer, we can refer you to designers that we have worked closely with in the past based on you budget and scope of work. We provide drafting services, but we do not provide design services. We of course provide our industry knowledge and can assist with solutions that we have implemented in other condos we’ve worked in to to accomplish goals in small spaces.
